Judge reverses fraudulent sale of Las Vegas apartment after owner Tony Hsieh’s death

A Las Vegas judge has ruled that the sale of a home owned by the late Tony Hsieh was fraudulent and left its buyer without title.
The property, an apartment complex called Cassia at 319 S. Ninth St., was reportedly sold for $1.2 million in March by a man named Santiago Espinosa. However, attorneys for Hsieh's estate did not learn of the purchase until May, the Las Vegas Review-Journal reported.
A signed deed of guarantee listed Espinosa as a managing director of Hsieh's limited liability company, which owned the property. However, Hsieh's lawyers denied this information and said they do not know of any "Santiago Espinosa" at all.
Hsieh was an internet entrepreneur who most recently served as the chief executive officer of online shoe and apparel retailer Zappos. He died in November 2020 at the age of 46 from complications caused by a house fire in Connecticut.

Taiwanese-American businessman reportedly bought Cassia in 2012, the same year he invested $350 million in revitalizing downtown Las Vegas, most of which was used for real estate development.
District Judge Gloria Sturman ruled that the sale of Cassia was "clearly fraudulent" and ordered the return of the deed of guarantee and the deed of trust to Hsieh's estate.
Aside from Espinosa, the person who notarized the fraudulent sale could not be located. According to 8 News Now, sources believe the transaction is part of a larger scheme to defraud homebuyers across the Las Vegas Valley.

However, the buyer was identified as Galaxy Home Buyers LLC. The manager, broker Sarah Sorrells, reportedly declined to comment on the ruling.
The cancellation will not affect the money exchanged at the sale. As a result, Galaxy Home Buyers suffered a $1.2 million loss.
